MORE CHANGES


It’s time to do some housekeeping and update a few things.  Next week is a pretty significant milestone for this report.  Issue 468 will mean that we’ve published every Friday for the past 9 years.  While I’m pretty pumped about having not missed a week in publishing this report for the past 9 years, I also realize that I can’t keep things the same and expect to keep our growing  subscriber base updated and engaged with our content.  

Over the past 9 years we’ve had at least 3 major changes to our MLS® system and some of the rules governing how I can utilize the data.  Some of the changes have been for the better.  Some have made producing the stats and reporting more of a challenge for us.  As the platforms and rules have changed over the years, we have evolved to keep bringing you the data you need to best understand our local real estate market. 

Going forward, we’ll still bring you weekly postings about the local market and what’s happening in the bigger picture or real estate in Ontario and the rest of the country.  We are updating our stats reports and monthly you’ll start seeing a chart like this one down below.

This April market report shows current month activities versus the same month from the previous year as well as what has happened year to date (right side of the chart).  This chart will show the lagging indicators of the market as it will always be based upon the month just finished. We might be able to access the May numbers by next week.  

We will also be posting our weekly summary reports for Guelph and Centre Wellington. These 1 line reports will give you the overview of what’s happened in the market the past 7 days.  For more details I’m forced to put all the details in our other website www.soldinguelph.ca. This is a password protected site that you will have to sign up for if you want the additional data.  Most of you already have access to this site with all the active listings and 2 years worth of sales data.  


Over the coming weeks we’ll be introducing additional reports and community profiles to the site.  We’ll also be refreshing our website.
