The June Market Report - A Tale of Two Markets

The June 2025 real estate numbers are in, and they paint two very different pictures for the neighbouring markets of Guelph and Centre Wellington. While both regions continue to adjust to evolving buyer behaviour, inventory levels, and pricing trends, each is experiencing its own unique rhythm. Here's what you need to know if you're thinking about buying or selling this summer.

Guelph: A Market Finding Balance

In June 2025, Guelph’s real estate market showed a mix of resilience in pricing and a clear slowdown in overall activity. The median sale price for all homes in Guelph rose modestly by 1% year-over-year to $775,000, reflecting steady demand for well-positioned homes. However, that price stability came alongside a notable decline in market activity. The number of new listings fell by 14.6%, and sales dropped sharply by 38%, with just 181 homes sold compared to last June.

Homes also took longer to sell, with the median days on market increasing to 19 days, up 18.8% from the previous year. This suggests that buyers are proceeding with more caution, taking extra time to evaluate options, and potentially waiting for improved affordability or clearer economic signals.

For buyers, this slower pace may offer more breathing room and negotiating power—especially if sellers become more flexible to secure a deal. However, with fewer listings entering the market, selection may be limited in certain price points or neighbourhoods.

For sellers, holding value is a positive sign, but standing out in a quieter, more deliberate market requires strong pricing strategy and presentation. With fewer active buyers and longer selling times, patience and market readiness are key.

In summary, Guelph’s June market reflects stability in pricing but a significant cooling in activity. It’s a moment where both buyers and sellers need to be strategic—buyers, in finding the right fit and timing their move; sellers, in aligning their expectations with today’s more cautious market conditions.

Centre Wellington: A Cautious Cooling

Centre Wellington, on the other hand, saw a sharper adjustment in June. The median sale price dropped by 6.6% to $773,967, and sales fell dramatically by 43.3%, with just 115 homes sold. Listings were also down 22.5%, indicating that fewer sellers are entering the market—perhaps waiting for stronger conditions.

Buyers, however, are also taking more time. Homes are sitting on the market for 31 days on average—a 40.9% increase from last year—suggesting a more cautious approach and less urgency.

For buyers:
You may find yourself in a less competitive market with more room to negotiate. With prices down and homes staying on the market longer, there's an opportunity to secure value—especially if you're flexible with timing and location.

For sellers:
This is a market that calls for patience and strategy. With fewer active buyers and longer days on market, presentation and pricing are everything. Sellers who understand today’s buyer mindset and adjust expectations accordingly will stand out.

What This Means Heading Into Summer

The Guelph market is holding relatively steady—sales are rising and buyers remain active, even as prices soften slightly. Centre Wellington, meanwhile, is experiencing a more pronounced cooling, with both buyers and sellers stepping back.
