5 HOTTEST CANADIAN MARKETS

This week we’re taking a bit of a breather, and in lieu of our usual blog post, we’re sharing an article put out earlier this week in the Financial Post that features HGR’s own Ryan Waller. You don’t need to be an expert to know that the Guelph real estate market has been breaking records and headlines since the beginning of the year. This week, the Financial Post published an article titled ‘These are the five hottest real estate markets in Canada — and Toronto & Vancouver aren't on the list’, and you might have guessed that the Royal City would make an appearance on this list. THE PAST WEEK IN THE GUELPH REAL ESTATE MARKET

This past week we saw 73 homes sold in Guelph – nearly a third more deals than the same week last year, which saw 55 home sales.  We saw a slightly larger median home this past week, compared to last year, but a much higher list price and sales price to list price ratio, ending up with a median sales price $80,000 higher for a home just 110 sqft larger.

The median home sold last week was 3 bedrooms, 2 bathrooms, and 1,450 sqft. It sold for $610,000 – that’s $403/sqft and 101.18% of list price – and did so in just 12 days.

For the same week in 2019, the median property sold was a 3 bed, 2 bath, 1,340 sqft home that sold for $530,000, or $392/sqft.  This home took 16 days to sell and sold for 98.82% of list price.
