The Autumn Advantage: Why You Should Buy this Fall



With the first week of October behind us, the leaves falling, and the air getting fresher, it’s clear that Fall has arrived. And with the changing of seasons also comes some significant changes in the market.

Everyone knows that the spring is a great time to buy & sell - people are coming out of their winter hibernation, the weather is slowly heating up, and buyers are ready to get back into the search for their dream home. But while many wait patiently for the Spring to make their move in the market, they just might be missing out on a great opportunity - the Fall market.

The Fall market can be a great time to buy. Just because it’s not as busy as the Spring market doesn’t mean it’s a bad time to buy - in fact, it might just be the opposite! A cooler market might actually hold more opportunities for you, especially as a buyer.

So should you follow the crowd and wait it out until the Spring, or make your move now?


The Fall brings with it less competition because, as mentioned, many people are deciding to wait until the market picks up in the Spring. But less competition, as a buyer, means that you are under less pressure to make snap decisions. You have a lot more flexibility when you are bringing the only offer! This means you can also include conditions and sellers might even be more flexible on price.

Sellers also seem to be much more motivated in the Fall. In the spring and summer, sellers are often holding out for top price. But by the Fall, the homes that have been on the market all summer are desperate to sell. The homes that have been listed this whole time have also often had price reductions in hopes to get them sold before winter.

Another bonus is the beautiful Fall weather! Listing photos are often best in the Fall, with the beautiful colours showing off the best potential of exterior & outdoor spaces. Fall weather is also great moving weather - not too hot, and you won’t have to worry about bundling up!


All of these reasons make a pretty convincing case to try your luck in the Fall market. But if you’re a first-time buyer, this fall in particular might just be the time you’ve been waiting for.
