Wealth Building 101 - Issue 353


I’ve been in the Real Estate industry for over 35 years and have helped over a thousand families build wealth by becoming homeowners and investors.  I’m passionate about Real Estate and the opportunities that owning rental properties provide. 

The following comments are why I think Guelph, and Southern Ontario for that matter, still represent value and opportunity to build wealth and create a life by design. Investing in Real Estate is one of the few investments I can think of that gives you a high degree of control and the ability to mitigate risk.

Guelph's strong local economy is one of the key reasons why owning a rental property in the city can be a smart investment. The city has a diverse range of industries, including manufacturing, technology, and agriculture, which have contributed to its economic growth over the years. As a result, Guelph has a stable job market, which attracts many people looking for employment opportunities. This, in turn, has led to a high demand for rental housing.

Guelph's growing population is another factor that makes owning a rental property in the city a smart investment. The city has experienced significant population growth in recent years, with many people choosing to move to Guelph for its high quality of life, excellent schools, and cultural amenities. This has led to a surge in demand for rental housing, which presents a lucrative opportunity for property owners.

Owning a rental property in Guelph can provide a steady stream of passive income. Additionally, owning a rental property can be a long-term investment that can appreciate over time, providing you with the opportunity to build wealth through property appreciation.

Owning a rental property can also offer tax advantages. Property owners can deduct expenses related to their rental property. Property taxes, mortgage interest, and repairs can be deducted from their taxable income, which can help to lower their tax bill.

Owning a rental property in Guelph can be a hedge against inflation. Rental prices typically increase over time, which means that your rental income can keep up with inflation. Additionally, property values tend to increase over time, which can provide you with a hedge against inflation and a potential source of wealth.

Finally, owning a rental property will provide the necessary equity and opportunity for your children to be able to enter the real estate market earlier and with less challenges than most first time buyers. Many parents today are worried about their kids being able to afford a home when they are old enough. This is much like the challenge many of our parents faced when they had to contend with the cost of a university or college education prior to the creation of RESP’s.  Think of an investment property as the savings vehicle that will help your kids transition into home ownership from a much stronger financial position.
