TIME

Time, there never seems to be enough of it these days.  

The good news is that as the province opens up we’ll finally be able to spend some quality time with real people.  As much as I like the convenience of Zoom, nothing replaces personal 1-on-1 time.  

We’re quickly approaching the busiest day in the real estate calendar: June 30th is by far the most popular day in our local market for closings. All that activity in March, April and May translates into a huge number of transactions closing in this final week of June.  Typically, people don’t want to move before school ended for the summer, and let’s face it, who wants to be moving in July and August when all of those friends and family you were counting on to help with the move are on vacation!

Despite the pandemic closing schools, the number of closings for the end of June remains right up there with previous years.

All our partners, lawyers, mortgage brokers are putting in the extra hours and effort to make sure these closings happen on time.  The difference this year is that there is additional pressure and stress throughout the industry, driven by the pandemic and the reliance on doing everything digitally. 

There’s a lot of moving parts managing a closing, and there are a lot of opportunities for things to go wrong. Lately, the delays revolve around mortgages being funded in time for closing.  With the way the market has been advancing prices, wise banks are doing last minute appraisals and quite literally funding deals on the day of closing, instead of making sure the funds are in the lawyer’s trust account days in advance. 

 

If there’s a silver lining to this past year, it’s that we’ve been able to adapt quickly and change the way we do business to accommodate new demands.  

The point that I’m getting to is that as an industry, time has become more even precious to our clients, and that drives our need to constantly evolve the way we do business.

We were able to pivot away from public open houses and developed better ways to show properties in-person (specifically, by not allowing overlapping showings with other buyers), as well as providing a more detailed virtual experience of the home.  Hopefully, this means the days of the public open house are dead and behind us, and a more intentional experience will leave both buyers and sellers with more time.

Last week we launched our new Home Sales Website to our subscribers.  Over the next few weeks, this site will continue to evolve and will be new the source of our weekly reports. Our marketing team has been putting in a ton of time to get the sales reports and the overall feel of the site perfect. 

For those of you who have been receiving the reports over the past 5 years, this means you’ll have to create a login on the website with your own password and username.  The trade off is that you’ll have access to the sales reports you’re used to, plus you can search through years of historical sales data and set up your own custom searches – which is more than we’ve been able to provide in the past.

The small amount of time invested on your part today to register will save you a lot of time tomorrow when you want to know what’s selling in your area.  Find the steps to sign up, plus an in-depth video tutorial below.   3. On the page that opens, click “Log In” and create a password, confirm your password, and click “Submit”

HOW TO ACCESS THE REPORTS

Once you are logged in, click the “Menu” button in the top right corner. All of the reports you’re used to are available here, but instead of PDF reports, you’ll notice they look much like Realtor.ca property listings. Feel free to explore the new features of the site, and let us know your feedback.
