Happy New Year and a warm welcome to 2021! Here’s hoping this year will be easier on our health both physically and mentally.

January is always a strange month for me.

On one hand, there is the excitement around renewal and having a clean slate to work with.  To me, it means I spend time reviewing the previous year looking back at the “wins” we experienced. What worked well, our successes, and new things we learned.

It’s actually more important that I review the “losses” – things that didn’t quite go as planned.  That’s the part of the year where, in my opinion, the gold is hidden.  By taking the losses, failures, mistakes – however you want to label them – and analyzing what went wrong, we can find the learning opportunity.

The positive review helps soften the self-flagellation from the loss analysis, and the end result is that we’ve got some ideas for improvements as we move the weekly sales reports and the blog into 2021.

Guelph Weekly Sales Report will continue this year as a weekly email with links to the blog post and the neighbourhood sales reports for Guelph and area. 

We’ve heard you loud and clear that you miss the detailed reports from 2019.  Last year, our real estate board joined with over a dozen others throughout southern Ontario in transitioning to a new MLS® system and database.  The changes and new system means that the way we report the details of home sales has become more restricted. Unfortunately, we haven’t been able to produce the reports in the same we had in the past.

We also ran into challenges with keeping our reports compliant with the real estate privacy laws in Ontario and Canada.

Our solution – the gold from this challenge – is that we will be transitioning the reports and our home search site to a different platform, to allow us to share with you up to 2 years of pending and sales data.  We think you’ll like this access, as you’ll once again be able to see all the details, including photos of the recent sales.  The downside is that this will be a subscription service.  It won’t cost you anything but you will need to have a username and password. We’ll be releasing details over the next 4-6 weeks as we iron out the technical challenges and transition the website over.

You can also expect a deeper analysis of our local real estate market, and the key performance indicators that are driving the market now.  We’ll give you the numbers and stats, plus the unvarnished backstory and interpretation of these numbers.

Our goal with this blog has always been to keep you fully informed and educated about the local and regional real estate market and trends.

Knowledge is power, and our feeling is that a consumer educated around not only numbers but tactics and trends within the industry can help our clients find success and peace of mind in their real estate journeys.  A shameless plug: we hope you will choose us, or at the very least invite Home Group Realty to the interview table, when you decide to sell or buy properties.
